The company's latest venture, Fountain Pointe, is a 12-acre garden villa community of 18 buildings, with 12 units of two- and three-bedroom, two bath, 1,200-square-foot condominiums in each building.
"Our villas are an example of an extremely efficient use of space, without sacrificing some of Tangent Development's trademark features you would ordinarily find in free-standing homes," Shelley points out.

Located west of the Intracoastal Waterway on Claypond Road (George Bishop Pkwy exit), Fountain Pointe is within walking distance of the new 140-acre Hard Rock Park, *scheduled to open in the spring of 2008. Outlet shopping is nearby, and the new fantasy Harbour bridge will connect residents with Coastal Grand Mall and other Myrtle Beach hotspots within minutes.

The villas include large garden tubs in the master baths, his and hers walk-in closets, vaulted and nine-foot ceilings, walk-in laundry rooms, covered porches, patio storage rooms, owner lockout storage rooms and sound resistant design. Richly landscaped grounds will include fountain lakes, a community pool and a picnic area.

"I'm extremely proud of this community - this product is top quality plus the fact that it's just blocks to Hard Rock Park only enhances it's great appeal, value and appreciation" notes Shelley, who likes to price his condos a little bit under the market to make his business model work for everyone. "We deal honorably with our customers and look after them: when issues come up, our infra-structure plan strives to take care of problems before they become an issue with our homeowner," which accounts for the Tangent's repeat buyers.

Even before an on-site office, Fountain Pointe's first eight buildings where completely sold out. Shelley and his company are now offering Buildings 9 through 12.

Mr. Shelley is obviously the driving force behind Shelley Real Estate. Mr. Shelley has a long history of professionalism in the greater Grand Strand real estate marketplace. A native of Conway, SC, Mr. Shelley has seen the evolution of housing in the area. Mr. Shelley, a licensed builder is the only member of the prestigious Institute of Residential Marketing (MIRM) in Horry County and one of only 16 in the state of South Carolina. Mr. Shelley is also a Certified Marketing Professional (CMP) and a Certified New Home Sales Professional (CSP). All of these designations are sanctioned by the National Association of Home Builders (NAHB) of which Tangent Development is a member. Mr. Shelley is also a Real Estate Broker, a Certified Residential Specialist, (CRS) and a Graduate of the Realtor Institute (GRI) both designations sanctioned by the National Association of Realtors which Mr. Shelley is a member. Mr. Shelley is the only licensed builder in the state of South Carolina with all these designations. Mr. Shelley has some notoriety in real estate sales, in 1995 he was the #1 ERA Real Estate Agent in the Carolinas, #2 in 1996. Also, in 1996 Mr. Shelley was recognized as an Outstanding Young Man of America for outstanding professional achievement, superior leadership ability and exceptional service to the community.

In addition to his formal training in his profession, James is a graduate of the University of South Carolina at Coastal, and has been involved in new construction and planned community development since 1988 with over 700 closings in new construction.

Jim has a learned eye for identifying the best use for a parcel of land and the ability to anticipate "market shifts" and use them for the best advantage. "To compete with some of the National Home Builders and larger development companies, I consider myself a Guru-illa developer, looking for targets of opportunities , in small infill development sites. I like to buy land position that have either been overlooked by other developers or are just too small for the national Homebuilders such as Centex and D. R. Horton.
